1. Dispute over rental deposit refund


Part of the damage deposit was kept without regard to the rental agreement. Charges were made for claims of excess cleaning, late checkout, lock change and extra persons. We agreed to charges for excess cleaning, although these conditions were not clearly represented in the contract. We did not lose the keys, but left one on the property and mailed the other back to StreamRush Properties as soon as it was noticed. We had a prior understanding with the owner that we could have 10 people including 2 small children for a short time and were charged $50 without prior notice or agreement for an overnight with 10. The rest of the time we only had 6 people in a 4 bedroom house. We tried to resolve this matte through the Branson-Lake Area Chamber of Commerce, but were not successful.

Make sure you understand with Clint Kasten of StreamRush Properties what specifically is required in terms of laundry of towels, floor cleaning, dusting, etc before you commit and give them a deposit. If you expect to have an extra person for some time of your stay make sure they tell you what it will cost. If you happen to leave one of the keys on your key chain and send it back, expect they will claim they changed the locks and charge you $85. Don't expect to get all of your deposit back because they will very likely find some excuse to keep some of your deposit. Also, don't expect the ice maker to work, or the BBQ to be usable without considerable cleaning.

2. Very bad stay at a cabin


We had a very bad stay here. First of all we had had a group of 13, 5 adults and 8 children ranging in age from 11 to 16. The cabin was set up for ten adults which was fine we brought blankets and sleeping bags for the extra people. We had explained to the owner that we had this many people before we even agreed on a price. The very second the owner pulls up to Take our money she is very mean and disrespectful about the number of people in our group but she takes our money.we had agreed on a stay of three nights July 18, 19, 20th 2010. after our very bad first impression the guys in the group started collecting firewood for three nights. While we are doing this the owners husband confronts us and says that we are getting to much. We offered to pay for the extra wood but he would not accept. We politely agree and put the wood back as he leaves. Before we could get back into the cabin the owner had entered the cabin unannounced and put her finger in my girlfriends face yelling about the firewood that we had already put back, and that my girlfriend had no clue about because she was in the cabin putting up stuff for our stay.

This really upset the whole group but we decided to go ahead and stay and find wood some where else. After our second night there we get up and go sightseeing for most of the day and return to a stripped cabin with a very rude note saying that we was only supposed to stay two nights and that checkout was at noon. we call and try to figure out the misunderstanding. while we were on the phone the owners husband comes in and complains that we are trying to play a game with them and trying to get a free nights stay by "hoo dooing them". while this is going on my friends girlfriend is on the phone with the owner and remembered the agrreement and admits she was wrong. We stay our last night and leave in a hurry the next morning. These people were very rude, and disrespectful. They invaded our privacy numerous times and talked to us like we were kids. I would recommend that no one ever, ever, ever stay at this place.

P.S We were all wondering why we were the only people staying at this place for three nights in the middle of july at a very busy vacation spot. Now we know.

3. Not accurately represented, not well maintained


Our group of 18 recently stayed at this rental home, July 31st through August 7th 2011. We are a group of friends that have been vacationing together for over twenty years, renting vacation homes in different parts of the country. This home is in a great location, the lake is beautiful and we really enjoyed our time on the lake. We rented two boats from Iguana Water Sports which was nearby. We highly recommend them if you are looking to rent boats or wave runners. Their equipment is fantastic and their customer service is even better!

We feel this home was not honestly or accurately represented in the ad on Vacationrentals.com. The owners state that this is a newly remodeled home. There was an addition put onto the top of this home at one point, but this home is not newly remodeled. The kitchen is certainly original and is in need of renovation, the carpet and furniture are stained and very old. The bathroom on the first floor had large holes in the ceiling of the shower and like the kitchen it is in need of renovation or at the very least just repair! The ad also states that this home has a wide open lay out. The home can certainly sleep up to 20 people however the kitchen and living area are TINY to say the least. We could not gather anywhere in the home for a meal or to play games or cards. If we wanted to eat together in the house when it was raining some of us had to sit on the floor!

The ad for this home clearly says that there is a wave runner slip available, the owners even emailed us a separate instruction sheet for operating the wave runner lift in the slip. We towed a wave runner from Chicago to use at this house. Imagine our disappointment when we arrived and saw the broken wave runner lift. It looked as though it had been broken for quite a while. Consequently we had to tie our wave runner up near the dock for the week and it got pretty badly scratched up. The ad for this house also states that there is a DVD player available. The DVD player did not work. We had young kids with us that would have enjoyed a bit of down time watching a movie after a day on the lake, if we had known we would have brought one. The refrigerator down by the dock is filthy and full of dead bugs and does not get cold enough to even keep drinks in there. The ad talks about “holding the BBQ of the year on the expansive main deck, the veranda or lanai. The third floor had a “lanai”, the door leading to this “lanai” was missing a handle and lock. There was a dirty rag sticking out of the hole where the handle should have been. The railings on this “lanai” were very wobbly and unstable. We actually had to block off access to this “lanai” because we were afraid of the small children opening the door and possibly falling. So that was another area of the house that was useless to us. There is a small deck just before you get to the dock area. The balusters on this deck are about 18 inches apart, they should be no more than 4 inches apart. Just below this deck is the water with large rocks sticking out. One of our smaller kids in the group nearly slipped through these balusters but was thankfully caught by his father.


When I asked the “manager” Bill about the broken wave runner lift and DVD player he stated that “we didn’t pay extra for those items so he did not have to make sure they were there or in working condition” We have never heard of this in all our years renting houses. He didn’t even at least offer an apology for these things.

Our contract stated that we would get our security deposit back (minus any applicable damages) within 14 days. 14 days came and went with no word from the owners. I had to email and call several times about the deposit, my emails were never answered and I did finally reach the “manager” Bill by phone. I was told by Bill that “they were busy”. We are mature, experienced renters who do not feel that this house is managed by honest people.

The owners and manager of this house do not provide good customer service, this house is not accurately represented and is not well maintained. It is over priced for what you get!

4. Taken payment then no communication and continued to take bookings elsewhere on paid for dates


Paid in full for property on feb 3rd this year for period 12/23/2011 -01/2/2012 contacted vendor in summer as calender had not been updated they replied straight away and changed dates on flipkey , for the past week have phoned ,texted , and emailed vendor with no response re picking keys up etc ,cell numbers (702-4138007&702-2151604),and then discovered property was being advertised as available on numerous websites including ownerdirect.com (property 201344) who phoned us back after we enquired offering us the dates we've already payed for , we rang explained and they phoned gayle who stated dates were available as our card had been declined , we emailed back invoices etc and they're now passing onto specialist department , we now have no idea wether property is ours and can't rebook elsewhere as we need money back first , we have flights booked and no accommodation and believe fraud is being carried out and will not let this lie .
