In my experience, I would not recommend this homeowner due to poor business ethics.

22. Brian Harp of BLH Property Management refuses to refund


In January 2009 we booked and paid for a condo rental in Tampa, FL for mid March 2009 that was listed on VacationRentals411.com by Brian Harp as property manager. Brian confirmed the rental via email on 2/1/09. On 3/11 Brian emailed me our contact info for our 3/13 arrival. Forty-five minutes later Brian sent another email saying there was a terrible mistake, and that the condo is currently booked thru the end of the month and that we were out of luck. He apologized and said he would send us a full refund. He is no longer answering his phone, nor is he responding to emails, and we have not received our refund. I have found that he has done this to others. As of 4/1, all of his listings (78 of them) have been pulled from VacationRentals411's site. DO NOT RENT THRU THIS INDIVIDUAL!!

23. Sun N Fun Vacation Homes exploits and misleads pet owners


This company who claims to be pet friendly charged my credit card $300.00 the week after we left the home.

They said they had to have the carpets shampooed after we left due to stains. This is completely false. We vacuumed the home ourselves the morning we left and made sure it was clean. Additionally, we wiped our dogs feet with OUR towels that we brough from home each time they entered the home. We also put a large tarp down in the area our dogs stayed so that potential dirt would not get on the floor. We also found old carpet scraps in the garage that we laid at the back door to wipe our feet on.

They also claimed they had to power wash the back patio due to mud. Every morning before we woke up the sprinklers came on in the back yard making the yard very muddy. Additionally the back yard had very little actual grass. How could mud be avoided. Also in the middle of the week the pool man came and merely had to hose down the patio to clean off any dirt/mud. When he did this, it created even more mud in the back yard. Power washing not necessary to clean the back patio as stated by Ed and Rachael Ellis (owners). The home needed power washing BEFORE we arrived at the home. There was mold all around the outside of the home.

We also asked them on the phone before we stayed at the home if the yard was completely fenced. As we found out when we arrived, this was competely untrue. There was a white prefabricated fence on the sides and front of the yard, but the back of the yard only had a bobwire fence that was NOT attached to the side fence. There were large gaps on the back sides and on the bottom of the fence where our dogs could escape. The back of the yard was overgrown with weeds and bushes that had barbs that got stuck in our dogs fur.

On the day we arrived we questioned Ed about the fence and he said "It is what it is." He did not even offer us another home, nor did he disclose any of the info about the lack of fence when I asked him about it the day I called to book the home.

We left the home in excellent condition but they claim to have photos of the supposed damages. They have yet to provide us with the photos.

We will NEVER rent a home from Sun N Fun Vacation Homes owned by Ed & Rachael Ellis.

24. False Holding of Security Deposit


We have been renting on Anna Maria Island for 4 years, 3-4 times each year without ever losing a penny of our deposit. We recently rented a property from Gavin Fraser in Key Royale on the island and were extraordinarily disappointed with his behavior concerning the security deposit. We didn't damage any property, cleaned the house (mopped floors, cleaned kitchen, bathrooms, bedrooms, living areas, and the outside), washed all but a few towels and the bed linens. This is our usually check out tasks, which we've never encountered a problem.

This guy withheld our entire ($500) security deposit! He sent a nasty email saying we had "abused" the house, completely disrespected the property and left it filthy with trash laying everywhere. Everything Gavin Fraser had said was completely false, it was like we were talking about two different houses!

Everyone in our party (10) was completely shocked by this, as we all worked very hard to leave the house clean.

Watch out for this guy! He won't send us pictures of the alleged mess and won't return our deposit. We will more than likely be taking this guy to court.

25. Nightmare Owner Refuses to Leave Us Alone


Owner is a nightmare to deal with. Has hounded us with emails and letters when we didn't complete our booking with him. Breached his agreement to return our rental deposit when we canceled shortly after discussing a booking via email. Insists on payment by personal check so that funds can not be disputed.
Be warned this guy is not playing with a full deck and we are just thankful we didn't send him any more money. Bad enough that we lost $500 to this con artist.

26. Flagler Vacation Condo Ripoff


This condo is a ripoff and the owner is a blatant liar. We rented this, even after she admitted to us that she wasn't "legal" to rent the property in Flagler County, and even now I doubt that she ever even filed the necessary paperwork with the county. We were told via phone that the condo is about 1100 square feet and contained a large bedroom with a queen bed. In reality it would stretch it to say that it's 700 square feet, the one tiny bedroom contains twin beds. The owner admitted to us later that she rented the condo with the queen bed to her friend for the week, and stuck us with the twin beds. The landscaping looks vibrant and alive in the photos on the website, upon arrival we found it to be mostly dead. The stairs leading to the beach are unsafe, especially for children, as there is a high dropoff and no gate. The one laundry facility is noting more than a trashed out closet built on to the end of the building. We demanded a refund in exchange for our departure and was treated very rudely by the owner, Carol Welker, a real estate agent from Orlando. When I told her I would be filing reports with teh local Chamber of Commerce and Florida Tourism Commission, she called the police and told them I was threatening her. Mrs. Welker, the filing of reports is no threat, it has been done, and more complaints will be filed with state agencies. This condo is not fit for rental.

27. Misleading Listing


The add listed "Beach House, Private Beach, can see the beach from the driveway etc, etc. No such thing. The house was across the road from a mobile home commmunity which was anything but charming. The beach was far from the house.... I was completely shocked and left the next day, forgo my $450 deposit and checked in at a really nice hotel which cost half of what Chris was charging......... Complete ripoff

28. Bait and switch


Vacation rentals put their guarantee information to deep in the website to see how it needs to be fulfilled for satisfaction or money back. Too late for us, rental paid for. Owner/manager called while enroute to destination, stating the rental unit was not available, and would give us a better place. We rented a 3 bedroom, he presented a one bedroom. Refused to refund us the money because rental was no longer valid. Still chasing the money....Small claims court is worth it for his inconveinence.

29. NO REFUND ON DEPOSITE


We made reservations for November 09 in June 09. By July 09 due to unforseen circumstances we decieded we would not be able to go to Floriday in November. I contacted via Email to the owners to notify them and get our 200.00 Deposite back. This was 4 months prior to our arrival. And have yet to recieve any type of communications back from them after 3 attempts to contact them to get my deposite back. At this point and 3 weeks later I have no other choice but to assume they are not going to return my deposite to me. I would not make any reservations at this place due to their lack of communications.
