1. Withholding of rent


I am a property owner of the above property. We employed Admira properties to manage our condo, as we reside in the UK, i received an e-mail informing me that our condo was let from October to end of May. In december i noticed that no rent had been recieved. When this was raised with Admira Properties they immediated deposited money into our account. Subsequently no rent has been recieved for 3months. Despite leaving several messages for Admira Properties no-one is returning my calls. Can you please advise the best course of action?

2. Summer's Leap Lake Joseph, Muskoka, Ontario, Canada


We have rented luxury properties around the world and have NEVER encountered a problem like this one. Billed as an executive compound on exclusive Lake Joseph, owner charged us $500 a week above the posted asking price of $7500/week (2008) and would not provide interior photos of the cottage (said his "hard drive" had broken). Good reason: the place was falling apart and had not been upgraded in 30-plus years. Imagine Austen Powers in the Great White North. The septic tank blew up, toilets and cupboards were broken, the outdoor lights did not work for our first week (electrician said the wiring was antiquated), chairs broken, etc. The owner rents the sheets but does not provide second sets nor make arrangements for laundering. He did not service his boathouse between tenants. Nor did he service the advertised hot tub--it was a filthy cesspool. After some investigation on my part, found out that local service companies will no longer deal with the owner as he doesn't pay his bills. We are also not the first tenants to be unhappy with the property. We had the cottage serviced by a local housekeeping company four times while we were there (we paid). Despite this, he refuses to return our $1,000 security deposit. We shall now have to go to small claims court. I took interior photos as evidence should anyone want to see them. Despite the lovely (exterior!) location: STAY AWAY!

3. Unprofessional Conduct By Rental Agency


We signed a contract with Marie of Chalet Select to rent a chalet in the Tremblant area of Quebec (Chalet Select is part of a large bunch of domain names under the umbrella of GlobeTek Select Inc. and Select Accommodations). Marie had personally guaranteed that this chalet had two working showers. Three weeks prior to the rental, when speaking with her, we learned that the second shower would not be operable. When pressed about this, Marie got angry and became completely impossible to deal with. She wouldn’t listen, she was yelling and said we were troublesome, high-maintenance people. She hung up on us and then unilaterally canceled our contract. We found out about the cancellation by email that evening. We searched for another place to rent, but it was late in the season (three weeks prior to Christmas) and we were unable to find anything comparable. Marie spoiled our family Christmas!
Our experience with Chalet Select was clearly unsatisfactory. We found Marie (the owner yet!) to be exceedingly rude and unprofessional, a person who fails to comprehend the meaning of customer service or even basic manners. We’ve never been treated in such an abominable way and we would never recommend Chalet Select to anyone.

4. Unnecessary stress


They took a $500 deposit but would not provide an inventory list of what was at the house and said they did not provide invoices when we asked for one. They then withheld our deposit without giving us a reason and only responded to me (20 days later) after several calls and emails to ask where it was. They then wrongfully accused us of theft and damage to the property but refused to provide us with any evidence to back this up, would not tell us what items were missing nor give us the costs to these items. Fianlly they refunded most of what they owed us (minus $90) 28 days later after we contacted our credit card company to lodge a complaint. they still owe us $90 and we will have to go to small claims to try and get this money back. Overall it was a stressful experience and a real insult to be accused of these actions, they still have not apologised to us.

5. Lake Rosseau Muskoka Cottage


Rental unit is in a boat house that is not only unkept and falling apart but unsafe as well. NO smoke or CO detectors with no access for firefighters if main staircase is blocked. Leaning to one side makes you wonder how long it will stay up. May be cheap but not worth the risk. Be warned!!

6. Sunset Fun Villas -DO NOT RENT


We rent that house for 5 nights. The house was a nightmare inside/out. Full of dust and very dirty so we had to clean it ourself, swimming pool full of dead worms et spa not working could not use it), growing weed from 2, to 4' high around the house, many service mentionned on internet not provided (no telephone, internet, cable/satellite, BBQ etc) Impossible to reach the owner; he does not return the calls or email and impossible to recover my $300. security deposit. This guy is a liar and a crook. Worst experience in renting.

7. ***DO NOT RENT FROM OCEAN VIEW LARGE COTTAGE IN GIBSONS BC***


These people fabricate stories of how you left their vacation home in a mess, and justify themselves by keeping your damage deposit.

We have rented from many places before that:

1) Do not ask for a damage deposit

2) Does a walk-through with you when you first arrive.

3) Do not require us to keep the suite neat and tidy as found, and charge $25/hr to clean it herself

DO NOT RENT FROM THESE PEOPLE, BECAUSE THEY WILL HAVE THESE PRE-DOCTORED PHOTOS OF YOU LEAVING THEIR HOME DISARRAY EVENTHOUGH YOU HAVE CLEANED IT.

8. Bad experience


My family and I think this was the worst cottage we have ever rented, and we have been renting for the last 18 years.
First of all, it was misrepresented on owner's website: the pictures of the place do not reflect the miserable reality of the property: the water of the lake is not fresh, smells like sewage, making it extremely uncomfortable to swim and be around it; the water in the front of the house is covered with weeds, and we had to spend two days clearing lilipads and seeweeds in order to make it possible for our children and grandkids to swim.
The sewage system in the house is worse than some tour bus sewage systems, and those are known to be nasty. We flushed with a pedal, every day we had to spend an hour bringing water from the lake (which also stinks) to flush the toilet properly and to clean the pipe. Even after this daily ritual, by the end of the day, the sewage smell under the house got so overwhelming, that we had to keep most of the windows closed and be content with the smell of the sewage coming from the bathroom.
There is no proper ventillation in the house. This house is advertised as a three bedroom house, however, that really is a white lie on the owner's part. Two of the bedrooms and the living room are separated by dividers that do not reach the ceiling, providing absolutely no privacy for anyone involved.
Garbage is supposed to be delivered to a dump, which is 25 minutes away from the cottage. The only way to get in, is to use the garbage pass, that was provided to us by the owner on the first day. However, on the second week of rental, the owner rented the other house he owns to another family. From that week on, we had to have shared ownership of the pass and constantly had to ask each other to borrow it, which was extremely inconvenient, since most of us were away doing vacation stuff.
When we arrived, we had to wait for two hours for the owners to get the house ready for us.
