1. Ocean Isle Beach by owner


I tried to rent through this woman seeing as how the offer to rent their "beachfront" home seemed too good to be true at $4,438.35 for peak summer. In dealing with her I could never reach her over the telephone. In one e-mail she even stated that "they were too busy to call me. If I had any questions I could e-mail the questions" and that is how she would get back to me. Yet, you can't take a minute to make a phone call and you can take the time to e-mail? I was sent a contract this morning via e-mail only to get an e-mail later in the day from Nancilee stating that the offer had been "rescinded." I believe this is because I sent an email after the contract was sent asking for an address of the property and also asking for referrals from other renters. On the contract it stated that I could pay either via check or get an extra 10% for a wire transfer. All I know is I grew more and more frustrated in dealing with this indiviual and it sounds like it is too good to be true so beware!

2. Poor business practice


After a stay at the above residence, the owner informed us that no security deposit would be returned because of suspected smoking outside the home. When challenged that no one in our party smokes, the owner refused to discuss the matter further, hung up on the conversation and would not return phone calls.

Additionally, the location and views were not as described. The bed linens had a heavy detergent smell to them.

Stay away from this rental. There are others in Leadville of better value, much less the poor business practice.

3. Filthy home and infested with ants.


My family of 6 recently stayed at this rental home and had problems from the minute we stepped in the door. This home, touted as a "Luxurious Courtyard Beach Home" was anything but. There were ants in several of the rooms but most notably the kitchen where they were under the sink and in several of the cabinets. It was disgusting and we had to clean all of the silverware, pots, pans, plates, and cups. This is not to mention the fact that the house was not clean, especially the downstairs living area. There were cobwebs everywhere and the windowsills and area behind the couches was disgustingly dirty, as if it had not been cleaned in a long while. There was not enough soap or laundry detergent in the house to last for a week which we had to beg the homeowner to replenish. Additionally, the gas tank in the grill was empty and the wooden patio table was warped making it unusable. What's funny is the home was touted on the website as having nice patio furniture, however, after our complaint, the VRBO ad was quickly changed. We have the original ad printed out and can show what changes were made to the ad during our stay. The homeowner did respond to some of the complaints but then acted as though she didn't want to be bothered. There were several TV remotes without batteries and the batteries to blow up an air mattress were dead. We were paying over $200 per night yet she did not want to make our stay as pleasant as possible. Had this been a hotel, they'd be out of business.

4. VRBO - Dishonest Landload Avoid 70018


We put down a $1000 deposit 11 months before we were to arrive. 30 days prior to the arrival I contact Matt Smith to settle the final balance - which was to be put on my credit card. The card was reject due to the cc question of a suspicious charge - rather than calling or emailing us they sent us a snail mail letter - 10 days before our arrival that the card had been declined and they are renting to another party - and keeping the $1000 deposit. Needless to say when I called the credit card co they released the money -but it was too late.
We had to scramble to find another home to stay in -as we had a wedding to go to and had already book the flights.
We ended up in a much nicer property - but for more money.
VRBO was somewhat helpful - but not in getting my deposit back - the Credit card co reimbursed me after reviewing the letters and contract. Found out that you should always use an American Express card - they will always back the card holder in cases of disputes.

5. changed place of rental and place was very dirty


We did not get the rental property we had originally rented. We had rented a different house and he changed the rental to a place next door....which was older and and very dirty. The wood floors were filthy and spiders in all the corners of the rooms.
We talked to the people in the house we were to have and they said they had reserved the house several months before arriving. They said their's was very dirty and they had to clean for several days to make it livable.
We did not catch the change of rental...until we arrived. As it had the same directions and was part of an email...thanking us for a check. Sent about 2 weeks before our arrival.
I contacted the manager and said I wanted a refund of $175. for mental unrest with us and the people with us and the cleaning fee. We had to clean before we could unpack. It was a very bad experience for our 1st for For Rent by Owner.
Our next week in Mass. was spotless and a real joy....

6. Security deposit not returned


I rented the property for 2 nights with a security deposit of $300. It has been 8 months and my security deposit has not been returned. I have contacted the agent a number of times and he has always promised me it would be returned within the following few days - I am still waiting.

I have rented from VRBO websites before and if VRBO does not weed out these fraudulent owners and agents, I am never renting from them again. Beware!

7. Fernandina Beach, Florida VRBO Listing 251623


Watch out for the owner on this one! He started out being really friendly. We had a nice conversation about the island when I contacted him about this property. He said how much I would enjoy staying there and how nice it was to be able to bring our dog. From our conversation, it was VERY clear that I wanted to book the property. He said he would go ahead and block out the dates we wanted when he got back to his computer. I even sent a follow-up email saying how we were looking so forward to staying there. He sent one back with more information with websites about the island. I sent another email letting him know that I had the deposit to send to him today. THEN, I got another email from him saying that he had given the property away to someone else who had contacted him AFTER me, because they paid their deposit by Paypal. How cut throat! Is he that desperate to get the $100 deposit? I called him to talk with him and see what in the world happened and he ended up hanging up on me. His conduct is no way to do business. What happened to the good ole days of someone's word being good enough to count on? Can you say Dr. Jekyll and Mr. Hyde?! BEWARE! It tales a lot of time and effort to research properties. Oce you've found one that fits it is very frustrating to have wasted your time.

8. Castaway Vacation Rentals


This house is covered in pet hair. We can't walk barefoot or use anything that has dropped on the floor. We have killed 3 large roaches and 1 scorpion since we arrived 2 nights ago. There are no batteries in the remotes to the very small outdated television sets. No coat hangers are in the closets. We have had to hang blankets in the bedroom window to block out the 5:30 sun. There are 4 drinking glasses and 2 very old scratched up teflon skillets in the kitchen. One bedroom doesn't have a closet because it is deadbolted shut. The porches would be nice except there is no place to sit. Do not rent this house or use Castaway Vacation Rentals. They have not returned my calls in 2 days and we're stuck with the roaches, scorpions, and pet hair.

9. Not so “Classic” Cape Cod, -beware-


In Orleans MA, near Rock Harbor, there is a rental listed as “Classic Cape Cod”, the layout of the house is fine, the location is perfect, the condition is un-rentable.
At first we thought the house had just not been rented in a long time and just needed a quick touch up, we quickly discovered that the owner obvious does not use a cleaning service, we had to fully clean one bathroom and the other one we just closed the door and did not use it. There are several places where the paint is peeling and there is mold. The game tables, which are to dirty or broken to play, are located in the unfinished basement, presenting an unsafe area to play as everything is out in the open, lawn mower, gas container, paints, gardening tools, fishing rods, line and hooks. The rental is listed as “Kid Friendly”. As for the listed features; the beds were not King or Queen, there was no ice maker, A/C is 2 window units (with exposed fiberglass insulation), the gas grill was rusty, The big tv did not work and the WiFi would not connect to the internet.
When we arrived the heat was not working, the oil tank was empty. The owner gave us instruction to buy diesel oil (a separate expense) & start the furnace ourselves. We ended up calling a local company to start the furnace, they did and informed us that the owner has an account with them for heating oil. There is only 1 smoke detector and no carbon monoxide detectors, I believe this is a rental code violation. We ended up not staying the full rental period.
After several emails with the owner he did agree to a partial refund, but never sent it. In one email the owner said, and I quote, “YOU WANTED CHEAP AND YOU GOT IT!”.
Renters beware, you get what you pay for, or in this case, a lot less then what you pay for.
