1. Bad cabin and company


The Creekside cabin was maintained in an unclean and unsafe condition. Beginning at the front door, items for the pool table were broken and the pockets were loose causing the ball to fall to the floor. Several of the closets were filled with broken and discarded items. Trash, such as paper and food wrappers, were located behing the television in the family room, under the sofa and under several of the bunk beds in the largest bedroom. The windows sills were covered with dead bugs. A drawer in the kitchen was broken and the kitchen window was thick with cob webs. The drain under the sink leaked. Mold was growing under the rim of the toilet, on th shower curtains and on the caulking around bath tub in both bathrooms. The upholstery of a chair was ripped across the entire width of the seat cushion. Many of the bunk beds were very unstable and wobbly. The roof leaked causing water to puddle in the family room and the smell of mold caused several members of our party to have difficulties with asthma. The maintainence person came to repair the roof and reported that it was "rotten." The back of the cabin was littered with broken chairs, planters and a moldy welcome mat. The pool began to have problems with algae and after being serviced turned hair, skin and clothing green despite assurances that it was safe for swimming. Housekeepers were called to the cabin on two occasions and we still scrubbed the toilets ourselves. Maintainence came to the cabin at least four times. The company was very unapologetic and rude when we voiced our concerns with the property . Pictures were forwarded to the company showing most of our concerns. Their solution was a $75.00 (housekeeping fee) credit toward a future stay. This offer is grossly inadequate and insulting. If I were able to afford to move our party to some other location, I would have.

2. False advertisement on Colonial Properties cabin Gatlinburg


This cabin is advertised with 3 King beds and When we arrived - we found it only had 1 King and 2 full beds. The management company refused to reimburse us for the difference and continues to advertise the cabin ad having 3 King beds regardless of being made aware that it is false advertisement. We have contacted the owner and made a formal complaint with him.

3. Sleep in the woods before you stay with Americas Cabins


Overall it was a pleasant stay as but we found the cabin to be in much less than great condition. We did not call to complain as it was not a life or death situation it was merely odd things done by America's Cabin, maintenance, and rodents. Before you read my comments below please keep in mind that I work in the hospitality business and I understand that it is impossible to please all guests. But unfortunately this cabin is well below par.

Some things that we found Odd:

-None of the beds were made which its not a big deal to have to make your bed but at the same time its crazy to pay for a cabin, and you do 90% of the work yourself. I mean you make all the beds, strip all the beds, clean all the dishes, put all the linen together in the bath tub, take out the trash... what is there left to do vacuum and replace the linens in the closet/ drawers? Between the 10 of us that were there we have all stayed in multiple chalet/ cabins and have never experienced one like this. Between the different family groups we typically go to Gatlinburg 6 times per year.

- The sink, oven, counter top had mouse pellets, dropping on them.

- Only one of the bathrooms actually had a more than 50% roll of toilet paper

-The carpet is ripped/ peeling down the middle in both the upstairs living room and downstairs living room

- There were dead bugs around the hot tub upstairs, and by the back door downstairs

- The back porch had a busted light fixture with glass all over the back deck (not very safe)

-The heat was very poor downstairs in fact the only place you could feel air at all was in both bathrooms it made the downstairs freezing and the upstairs hot (even without the fireplace on)

-Most of the sheetrock throughout the cabin has major staining, marks and ware on them there was even a fist sized hole in the bathroom down stairs in one bedroom

- the light over the pool table is crooked and you have to dodge it just to play pool it is not monted correctly

- One of the outlets downstairs is completely missing an outlet cover- (very safe)

- The drop ceiling in the basement had water stains on about 3 different tiles

- The pool table felt is coming loose, and the pole stabs through the ceiling tile

- The bar stools upstairs all of the tops come off and are slightly dangerous for kids.

The good stuff....

-Great View
-Decent price if everything was in working order
-the dishes were cleaned well by the previous guest
-hot tub worked fine we only used it once but seemed ok
-Directions to the cabin are great!
-It was quiet and the beds were very comfortable
-It had a good layout
-Couches were all in good shape as well as furniture
-It had plenty of amenities- coffee, detergent, dish washing liquid
- The sheets were clean even though they were not on the bed.

Again we did enjoy our stay in Gatlinburg/ Pigeon Forge however we problably will not be staying with America's Cabins any longer.

4. America's Cabins charges for services not performed


We are proud owners of a log cabin located in Pigeon Forge, TN. We placed our cabin with America's Cabins, Inc. on May 1, 2010 and terminated our contract mid-June 2010. America's Cabins, Inc. charged for cleaning that was not performed. We inspected the cabin after they cleaned it and found that the floor was not vacuumed, dusting was not done, the bathroom sink faucet was filthy , there was dirt in the hot tub and brown disgusting scum in the jacuzzi, drip pans on the stove were soiled, and kitchen flloor was unclean and sticky. For $85.00 per month (our charge), plus the $70.00 (per each rental), they were able to change the sheets and towels. Despite our having pictures of the filth and scum, Jennifer at America's Cabins, Inc. insisted that everything was done to their specifications and refused to properly clean our cabin. I would NEVER recommend America's Cabins, Inc. to either vacationers or owners when seeking a property management company.
